Letting fees information
The asking rent does not include letting fees. Depending on your circumstances and the property you select, we may also apply the following upfront fees:
Reference fees: £325 + Vat per tenant
- (including credit checks, bank, guarantor, previous landlord etc.)
Guarantor referencing fee: £150 + Vat per guarantor
- (including credit checks, bank, guarantor, previous landlord etc.)
Right for rent check for Permitted occupier: £12 + Vat per occupant
- Please note all residing occupants over the age of 18 years old will require this check to be completed & approved prior to commencement of the tenancy.
Tenancy Set-up fee: £250 + Vat for one tenant + £75 + Vat for each additional tenant
This fee includes:
- Production of tenancy agreement
- Obtaining & verifying all safety certificates and consents are in place prior to move in date
- Arrangement of quotations & organising any work required pre-let
- Ensuring all documentation is complete prior to tenancy commencement date
- Registration of deposit with the Government approved Deposit Scheme and issuing certificate of registration, where applicable
Inventory fee: £120 Check-in for a studio/1bed + £12 per additional each additional room
(tenant share)
£150 Check-out for a studio/1bed + £12 per additional each additional room (landlord share)
This fee includes:
- Completion of the inventory report
- Walk-around of the property with an appointed representative
Pet´s deposit: 1 months additional deposit equating to the value of 1 month rent agreed
